El Greco and Associates is a Colorado-based real estate firm led by Dennis Greco, a seasoned broker known for his personalized service and deep local knowledge. The team specializes in unique and high-value properties throughout the Front Range.
The challenge
Dennis was preparing to list a 68-acre, $1.75M property in Conifer. While it was a standout home with panoramic views, upscale finishes, and a walkout basement, the existing marketing materials were heavy on technical features and light on emotional appeal. The original flyer didn’t clearly speak to buyers’ lifestyle desires or communicate why this home was truly special.
My approach
I started by developing a creative brief to clarify the property’s unique selling points, define the target buyer, and align on tone. From there, I rewrote all flyer copy to:

The result
A compelling two-page flyer that captures the feeling of living at Bearcat Trail beyond just the specs. With large-format visuals and copy designed to be both concise and persuasive, the piece gives potential buyers a strong first impression while leaving room for curiosity and in-person discovery. The final result reflects the quality of the property and supports Dennis’s sales process with sharp, strategic messaging.
